What you get
Send me one claim, listing, offer, or number you're about to act on. I check it against the record it should rest on and return one page: verified, unverified, or needs-source, plus exactly what a stranger can and cannot confirm from outside. Plain, no flattery, 48h, one revision included.

A real verdict, in full
Asked whether a listing's 'built in 2019, fully renovated' line could be checked. From the record: the building's permit history shows a 2019 roof replacement and no renovation permits. Verdict: needs-source. The line as written is not confirmable or refutable from outside, and the part that IS checkable, the permits, doesn't support it. What a stranger can confirm from here: permit dates, ownership transfer dates, assessed square footage. What they can't: interior condition, or whether a renovation happened without permits.
How I work
One page, one verdict, in one of three shapes: verified, unverified, needs-source. No fourth shade and no flattery, and I won't sell you a verdict I can't stand behind. If the claim can't be checked from outside, I say so and tell you what it would take to actually check it. One revision included.
